Own land in the Fredericksburg area? We buy land.

Whether you have owned the family farm for 40 years, inherited a parcel, or manage land for a trust, we will tell you plainly what your land could become and what we would pay for it. No cost and no obligation.

We buy land across the region

Stafford, Spotsylvania, Fredericksburg, Culpeper, King George, Caroline, Prince William and beyond. Farmland, wooded land, road frontage, commercial corners and partly approved projects. Zoned or not. If it can be developed, we want to look at it.

Why sell to a developer?

Land is often worth far more once the county approves it for homes or businesses. Most buyers pay for land as it sits today. We do the work to get it approved (rezoning, site plans, studies and county hearings), and we price that upside into our offer. That is how sellers get value that most buyers leave on the table.

How it works

  1. Send us an address or parcel number. That is all we need to start. We look at zoning, utilities, roads and the county's plans for the area.
  2. We tell you what is realistic. In plain terms: what could be built, how long approvals usually take, and what we can pay.
  3. We agree on a price up front. Most of our offers are tied to getting approvals, with closing a set number of days after the county signs off.
  4. We do the work and pay for it. Engineers, studies, attorneys and hearings are on us. You do not spend a dollar on the approvals.

What to expect

  • A straight answer, even if the answer is that your land is not a fit for us.
  • A price agreed at the start, not renegotiated at the end.
  • Honest timing. Approvals can take a year or more, and we will tell you up front what we expect for your property.

Estates, trusts and family land

Inherited land or land held in a trust comes with extra questions: several owners, tax timing, family members who see things differently. We have worked with a family trust for nearly a decade, taking its land from approval through development, and on to ground leases and rental income. We work alongside your attorney, accountant or trust officer and move at the pace the family needs.

For attorneys, trust officers, brokers and engineers

If a client has land and needs to know what it is worth to a developer, or how to get it approved, send them our way. We will give an honest read and keep you in the loop.

Questions we get

Do I need to understand zoning first? No. That is our job. An address or parcel number is enough.

Is my land too small? We focus on larger parcels but we look at everything. If it is not right for us, we will tell you, and often point you to someone it is right for.

What if I am not ready to sell? Talk to us anyway. Knowing what your land could become helps you plan, whether you sell this year or in ten.

Do you pay cash today? Usually not. Our best offers are tied to getting approvals, which is how we can pay more than an as-is buyer. We will walk you through the trade-off.

What does it cost me? Nothing. Our review is free, and we pay for the approval work.
