Fee developer. You own or control the land. We run rezoning, design, permitting and site development through finished lots.
Deals you bring us. You hold a contract or property you cannot or would rather not carry through approvals. We take it, or run it for you.
Deals we bring you. We tie up land, win the approvals, and sell lots to builders.
Joint venture. We share the risk and the upside on a specific project.
What we bring
- Engineer-led. Our principal is a licensed professional engineer in Virginia and Maryland with a geotechnical and large-scale site development background.
- The whole path. Land search, due diligence, rezoning, plans, site plans, VDOT, and release of bonds and securities afterward.
- Local approvals experience. We have taken projects through the approval process in Stafford, Spotsylvania, Culpeper, King George and surrounding localities many times, as owner and as manager.
- Lean and flexible. Low overhead means projects of many sizes work for us, from small infill sites to 150-lot communities and commercial pads.
